When is a Permit Required?
Appliances
Permits are required for the installation or replacement of the following: hot water heaters, furnace & air conditioners. A permit is also required to relocate appliances, when alterations are needed for their installation.
Bathroom and Kitchen Fixtures
A permit is required to relocate fixtures, when alterations are needed for their installation to, structure, water lines, drains or vents.
Carports
All carports require a permit. Any alterations to an existing carport also require a permit. If the carport exceeds 200 square feet then a structural windstorm plan must be provided by a state licensed engineer.
Decks
Any deck that exceeds 200 square feet or is 30 inches or greater above grade will require a permit. If the deck proposed has a structure or roof over it a permit is required. If repairs to any structural member of the deck is performed a permit is required.
Doors, Skylights and Windows
All construction and additions require a permit. If the structure is modified, if frames are removed, if jambs are removed a permit is required.
Driveways
All repairs to driveways, additions to driveways or new driveways require a permit. All driveways must be a minimum of 400 square feet and provide parking for two vehicles within your property boundaries. Driveways must also connect to the street and may require a concrete culvert pipe to be specified upon issuance of permit.
Electrical Circuits and Service
All electrical new construction, new service, service relocates, service re-do’s, service re-connects, t-poles, working clearances and circuits require permits.
Emergency Work
If an emergency occurs and the replacement or repair of service or equipment is required work may be performed prior to obtaining a permit. However, the permit for such work must be obtained on the first working day after work has been performed or may be subject to working without a permit penalties.
Fences
All fences require a permit. Any structural repairs or alterations to an existing fence also require a permit. Fences must meet all setback and height requirements established by the zoning code.
Fireplaces, Wood Burning Stoves and Inserts
All construction and additions require a permit. Any permanent construction, installation, alteration or repair of a fireplace, fireplace insert, pellet stove or similar device requires a permit.
Garages
All construction and additions require a permit. Any alteration to an existing garage, enlargement, repair or conversion of a garage into a living space requires a permit. If the garage exceeds 200 square feet then a structural windstorm plan must be provided by a state licensed engineer.
Garden Fountains and Decorative Pools
No permit required, however, a copy of backflow test report shall be submitted when cross-connection control devices are present.
Gas Piping
All gas new construction, alterations, additions, annual inspections, and fixtures require a permit.

Interior-Only Remodels
All construction, additions, and remodels require a permit. If the electrical, plumbing or mechanical systems are altered, relocated, extended or modified, a permit will be required for each respective trade. If the remodel or addition extends outside of the original footprint of the structure and exceeds 200 square feet, then a structural windstorm plan must be provided by a state licensed engineer.
Irrigation Systems
All irrigation systems require a permit and a copy of the backflow test report shall be submitted.
Landscaping
No permit required.
Low Voltage Systems
No permit required.
Patios
All patio construction, additions, and remodels require a permit. If the electrical, plumbing or mechanical systems are added, altered, relocated, extended or modified, a permit will be required for each respective trade. If the patio exceeds 200 square feet then a structural windstorm plan must be provided by a state licensed engineer.
Retaining Walls
Retaining walls in excess of four feet (measured from the bottom of the footing) will require a permit.
Roofing
All new roofing, re-roofing and overlays require a permit. If the structure must be altered or modified then a structural windstorm plan must be provided by a state-licensed engineer.
Solar Panel Collectors
All solar panel installations require a permit. The interconnection agreement from AEP is required as well as a structural design or letter by a state licensed engineer accounting for the additional loads to the existing roof structures.
Storage Sheds and Gazebos
All construction of detached accessory structures, storage sheds, and gazebos require a permit. If electrical, plumbing or mechanical systems are added, altered, relocated, extended or modified, a permit will be required for each respective trade. If the structure exceeds 200 square feet then a structural windstorm plan must be provided by a state licensed engineer.
Swimming Pools, Spas, and Saunas
All swimming pools and spas exceeding 18 inches in depth and are permanent in nature require a permit.
